1. Scope and contractual partner
These terms apply to direct bookings and stays with Zimmervermietung Nine Rooms, owner Yannick Üzüm, Am Wald 1, 76149 Karlsruhe, Germany, info@ninerooms.de, +49 170 7211123. Platform bookings are primarily governed by the conditions shown by the respective platform and booked rate.
2. Contract and room allocation
The accommodation contract becomes binding when the booking confirmation is received. The selected category is booked; the exact room number is assigned according to availability. Photographs show representative rooms and minor differences in layout or furnishings may occur.
3. Prices, payment and city tax
Prices are stated in euros including statutory VAT unless indicated otherwise. For direct bookings, the total shown in the final booking step is due immediately and is processed by the payment provider identified during checkout.
Karlsruhe City Tax is calculated using the taxable guests entered in the booking and is included in the displayed total. For 2026 and 2027 it is €4.00 per taxable guest and night. Statutory exemptions, including those for guests under 18, are applied where the relevant information is correctly provided and any required evidence is supplied.
4. Pre-check-in, arrival and departure
Check-in is from 2:30 PM and check-out by 11:00 AM. Digital pre-check-in is required because there is no reception. Access details are generally provided only after the digital pre-check-in has been completed in full.
5. Use and cleaning
The room may only be used by the booked number of guests. Final cleaning after departure is included; daily housekeeping is not. Additional cleaning is available on request and subject to availability. It may be included for extended stays depending on length, while shorter stays may be charged.
6. House rules
- Quiet hours from 10:00 PM to 6:00 AM.
- No smoking in the building or rooms.
- No illegal drugs, open flames or candles.
- Hallways and emergency routes must remain clear.
7. Smoking, damage and keys
For a culpable smoking violation, a flat special-cleaning and damage charge of €250 may be claimed. The guest may prove that no damage or substantially lower damage occurred. Nine Rooms may prove and claim higher actual damage. Guests are liable under statutory rules for culpably caused damage. Lost keys are charged at the actual necessary and reasonable replacement cost; a lock or locking system is replaced only where objectively required for security.
8. Cancellation, no-show and early departure
Direct bookings are non-refundable. The agreed room price generally remains due after cancellation, no-show or early departure, but saved expenses and income from re-letting the room for the same period are credited. Accommodation booked for a specific date or period generally has no statutory 14-day withdrawal right.
9. Termination and liability
Nine Rooms may terminate a stay for serious or repeated breaches, including disturbing other guests, false pre-check-in details, unauthorised occupancy, smoking, illegal drugs or serious damage. Nine Rooms has unlimited liability for intent, gross negligence and injury to life, body or health. For slightly negligent breach of essential duties, liability is limited to foreseeable typical damage. Mandatory law remains unaffected.
10. Multiple rooms and extended stays
Several rooms can be booked directly through the booking engine. As each unit is managed separately, a separate booking must be completed for each room. Companies, groups and long-stay guests may alternatively request one combined written offer. Any individual offer and supplementary terms apply together with the relevant booking confirmation.
11. Privacy, dispute resolution and final provisions
See our Privacy Policy. German law applies, while statutory consumer venues remain unaffected. Nine Rooms is neither willing nor obliged to participate in consumer dispute resolution proceedings.
